Thara crowdfunding connects individual and institutional investors with investment opportunities in the real estate development sector in the form of Murabaha. This process aims to provide liquidity for real estate development projects and a return on investment for financiers.

All investment and financing operations carried out by Thara Crowdfunding are compliant with the rulings of Islamic Sharia law.

Investors' FAQs

Any citizen or resident of the Kingdom of Saudi Arabia who is over the age of 18, has a valid national ID or residency, and has a bank account in one of the local banks, can invest in the opportunities available on the official website.

The guarantees that are taken are a promissory note on the company and the owners. In some cases, real estate mortgages or assignments of receivables may be taken (based on a decision of the credit committee).

Investment in the Thara Crowdfunding Platform starts with an amount of 1,000 Saudi riyals.

The maximum investment amount should not exceed 50,000 Saudi riyals per opportunity and 200,000 Saudi riyals annually for all opportunities offered on the platform, except for the qualified investor and the institutional investor.

In the event of default on payment by the borrower, the necessary collection procedures will be applied in accordance with the laws, regulations, and legislations specified by the Saudi Central Bank.

Thara Crowdfunding Platform charges an administrative fee (investment agency fees) of 20% of the profits realised for each investment opportunity, which is automatically deducted after the opportunity is paid by the beneficiary establishment.

The profits of the opportunity will be distributed within a period of two weeks from the date of maturity. In the event of any delay in payment by the company seeking financing, investors will be notified of this, and the collection procedures will be initiated.

You can upgrade your account to a qualified investor by submitting a document proving that you meet one of the conditions specified by the Saudi Central Bank in the rules for practicing the activity of crowdfunding:

  • Total personal assets not less than 3 million riyals.
  • Or an annual income not less than 600,000 riyals in the last two years.
  • Work experience of not less than 3 years in the financial sector in a professional position related to financing or investment.
  • A professional and recognized certificate related to credit or financial analysis.

Borrowers' FAQs

Any company or institution based in the Kingdom of Saudi Arabia, with a valid and current commercial register, operating in the real estate or contracting sector, and has previous projects, can apply for financing.

The most important required documents are:

  • A valid commercial register.
  • Audited financial statements for the last 3 years.
  • Valid IDs of the owners.
  •  (if a limited liability company).
  • A complete file about the project subject to the financing application.
  • A Collateral title deed to the property to be mortgaged.

The profit margin is determined based on the customer's credit study and repayment period.

According to the instructions of the Saudi Central Bank in the rules for practicing the activity of crowdfunding, the opportunity gets canceled, and return the invested amounts to the investors.

The administrative fees are deducted from the financed amount before it is disbursed to the borrower's account.

Yes, and the profits for the remaining period are waived.

According to the rules for practicing the activity of crowdfunding, issued by the Saudi Central Bank the repayment period must not exceed 60 months.
